For anyone that cares, this 'DL' version is shown as HD full screen at 1280x720 while the 720p 'Rip' versions are shown as 1280x544. In full screen viewing both have the SAME heavy black bars top and bottom. The 'Rip' version is cropped a little more in both x and y dimensions (maybe 20p horizontally and 10p vertically). MediaInfo fails to show correct numbers because in the 'DL' version the black bars are part of the video and in the 'Rip' version they are not (void).
